What are the biggest mistakes people make? ☕🛠️
Updated: May 28
We’ve all been there. You’re sitting in the kitchen, the kettle has just boiled, and you’re staring at that awkward wall. Suddenly, you say the magic words: "You know, if we just knocked that through, we’d have so much more space!"
By the time you’ve finished your digestive biscuit, you’ve basically redesigned the whole house. We love that enthusiasm—it’s how the best homes start! But before you grab the mallet, here are the most common "cup of tea" mistakes we see at Filby Builders.
1. The "It’s Not a Load-Bearing Wall" Famous Last Words
It’s the classic Sunday afternoon mistake. You give the wall a little tap, it sounds a bit hollow, and you decide it’s definitely not doing anything important.
The Reality: Houses are clever things, and sometimes the walls you think are just "in the way" are actually holding up your bedroom floor or the roof!
The Filby Fix: Before you plan the open-plan palace, let us (or a structural engineer) have a proper look. It’s much cheaper to check the rafters now than to fix a sagging ceiling later.
2. The "While You’re At It" Spiral
This is when a new bathroom cabinet turns into a full ensuite refurbishment, which turns into "well, we might as well do the landing too." We call it Scope Creep, and it’s the fastest way to blow a budget.
The Reality: Doing everything at once can save money in the long run, but only if it’s planned! Adding "just one more thing" mid-build is like trying to change your mind about the destination when the plane is already in the air.
The Filby Fix: Write your "Must-Haves" and your "Nice-to-Haves" down over that cup of tea. It keeps the project (and the bank account) on track.
3. Forgetting the "Guts" of the House
When we dream of a new kitchen, we dream of the shiny quartz worktops and the fancy wine fridge. We rarely dream about the 40-year-old lead pipes or the fuse box that looks like it belongs in a museum.
The Reality: There is no point putting a £20k kitchen on top of plumbing that’s about to give up the ghost.
The Filby Fix: We always look at the "guts" first. If the electrics and pipes are sorted, your beautiful new finish will stay beautiful for decades. It's not as "sexy" as a new island unit, but it’ll let you sleep a lot better at night!
The Golden Rule: Don't Panic!
If you’ve just had a "lightbulb moment" over a brew and you’re not sure where to start, don’t worry. We’ve seen it all, from the "accidental" hole in the plasterboard to the grand designs that didn't quite fit the tape measure.
Remember, at Filby Builders, no question is too silly. We’re a family team, and we’d much rather join you for a cuppa and a chat about your ideas before the dust starts flying.
Got a tea-time idea you want to turn into a reality? Give us a shout!
