How should I budget for my project?

One of the most common questions we get at Filby Builders is, "I have £X amount saved—what can I actually do with it?" Budgeting for a build can feel like guesswork, especially with material prices shifting. To make it easier, we’ve put together some real-world examples of projects we see every day, from a quick "freshen up" to a total "back-to-brick" transformation.

Project 1: The "Big One" – Full Home Refurbishment (£250k+)

If you’ve just bought a "fixer-upper" or your family home hasn't been touched in thirty years, this is the budget for a total transformation.

  • What you get: This is a "back-to-brick" project. We’re talking about new electrics, new plumbing, structural knock-throughs to create that open-plan dream, a high-end kitchen, multiple new bathrooms, and full redecoration throughout.

  • The Result: A house that feels brand new from the inside out, often including a small extension or loft conversion to maximize space.

Project 2: The "Heart of the Home" – Kitchen & Dining Knock-Through (£75k – £105k)

This is our most requested project. It’s all about taking down the wall between the kitchen and the dining room to create a social hub.

  • What you get: Removal of a load-bearing wall (including the steel beam), a fully fitted modern kitchen with integrated appliances, new flooring, updated lighting, and a fresh coat of paint.

  • The Result: A massive increase in usable space and a home that feels twice as light and airy.

Project 3: The "Sanctuary" – New Bathroom & Master Suite (£15k – £25k)

Maybe the rest of the house is fine, but your bathroom is stuck in the 90s.

  • What you get: Ripping out the old suite, new tiling (floor to ceiling), a walk-in rainfall shower, a heated towel rail, and high-quality vanity units.

  • The Result: A spa-like retreat that adds immediate value to your property without the stress of a massive construction site.

Project 4: The "Space Maker" – Garage Conversion (£12k – £20k)

If your garage is currently just a home for old paint tins and spiders, this is the most cost-effective way to add a room.

  • What you get: Replacing the garage door with a proper wall and window, full insulation, flooring, heating, and electrics.

  • The Result: A brand-new home office, playroom, or even a cozy downstairs snug for a fraction of the cost of an extension.

The "Hidden" Costs to Remember

Regardless of the project size, don't forget the three "extras" that often get missed:

  1. The Paperwork: Budget around £7k–£10k for Architects, Structural Engineers, and Council fees.

  2. The VAT: Most quotes are "plus VAT," so remember that the government takes 20% on top.

  3. The Safety Net: Always keep a 15% contingency fund in the bank. If we find an old lead pipe or a wobbly joist, you’ll be glad it’s there!
